Denver’s Three Market Tiers, Explained

Ask “how’s the Denver market?” and you’ll get a different answer depending on who you ask — because Denver isn’t one market. It’s at least three, moving at different speeds, with different buyers, different negotiating dynamics, and different definitions of a good deal. Here’s the framework we use.

The Ultra-Luxury Tier

At the top sits Cherry Hills Village, where estates trade on acreage, privacy, and pedigree. This tier runs on its own clock: days on market stretch longer, many sales never touch the public market, and pricing is driven less by comparable sales than by what a specific property means to a specific buyer. Patience and network matter more here than anywhere else.

The Premium Sweet Spot

The heart of Denver’s established market — neighborhoods like Washington Park, Hilltop, Cherry Creek, and Belcaro — where seven-figure homes are the norm and demand stays deep through nearly every cycle. Inventory is the story in this tier: these neighborhoods are built out, owners hold for decades, and well-priced homes attract serious attention quickly.

The Emerging and Value Tier

Neighborhoods like LoHi, Congress Park, Park Hill, and Mayfair offer Denver’s most interesting risk-reward math: strong character, real appreciation stories, and entry points below the premium tier. This is where first-time luxury buyers and value-minded families compete — and where knowing a neighborhood’s trajectory matters most.

Why the Tier You’re In Changes Your Strategy

Pricing strategy, negotiation posture, timing, even how a home should be marketed — all of it differs by tier. That’s why every one of our neighborhood guides carries a live market snapshot, updated every 30 minutes from the MLS, so you can see exactly how your neighborhood — and your tier — is behaving right now.
